Property Description

The Main Building

The area consists of a main building upstream and a second building downstream. The main building, located on the eastern boundary of the historical centre of the municipality of Moresco, consists of an above-ground floor, an uninhabitable attic, and a basement overlooking an external courtyard (eastern exposure); the main entrance has a western exposure.

The structure consists of load-bearing masonry with exposed brickwork.

The date of the construction is not ascertainable, but it is undoubtedly pre-1967, and the historical features of the building are evident, although they have been subjected to alterations.

It was part of a compendium that belonged to a noble family in the area.

The Outbuilding

A few steps from the main property you can access the 35 sq.m. outbuilding, which is the perfect spot if you’re having friends or family to stay over. 

Spread out over one floor, it allows for privacy while still allowing your guests to feel included in the rest of the property.

Building Restoration: structural Interventions

The project for the building renovation works is aimed at the seismic adaptation of the building through demolition and faithful reconstruction on the same site area and without volumetric increase, to make the building seismically safe, in line with the technical standards for construction N.T.C. 2018 

The faithful reconstruction of the external façades is also envisaged under the provisions of the Recovery Plan for the Historic Centre, with salvaged fair-faced brick, the replacement of the outdated fixtures, and the complete reconstruction of the systems.

The building, in its entirety, is in poor condition, so a simple restructuring of the structures using localized scuci-cuci-techinique interventions and reinforced restriping on the external façades would not be sufficient to seismically improve the wall face, which is strongly compromised. 

It has therefore been planned to completely demolish and rebuild the reinforced concrete structure with face brick cladding and to rebuild the floors by installing traditional wooden beams. 

The external courtyard of the house will be completely landscaped and modernised, through the laying of paths with steps that follow the slope adjacent to the courtyard itself, as can be seen from the construction details attached to the report. The complete demolition and reconstruction of the building placed downstream has also been foreseen, as can be seen from the design plans.

The Project

Roofing:

The roof will be completely and faithfully reconstructed: the new structure will be made of solid chestnut wooden beams, a covering of salvaged underlay and roof tiles.

As a result, there will be the main structure with a net surface area of about 90sq.m, on two floors and an outbuilding of about 35sq.m.

The pertaining courtyard will have a surface area of 815sq.m

Floors and external courtyard:

The basement will undergo internal and perspective modifications. A staircase will connect the two floors: there will be a kitchen, living room and a bathroom. Access connecting the basement to the pertaining external courtyard will also be changed, in order to obtain continuity with the window openings on the floors above.

The space available in the sleeping area on the first floor will be divided into two rooms employing plasterboard walls to obtain a bathroom. 

It should be noted that no historical photographic documentation has been found about this building situated in the historical centre, but through careful observation of the wall frame, a wall texture can be seen that recounts perspective changes over time.

Why buy it

The Adriatic Sea and beaches are only a 6-minute drive. In the other direction, many ski resorts can be reached in less than one hour’s drive.

In the surrounding area, you can visit many Medieval villages, some of them officially listed amongst the most beautiful villages in Italy.
